What the service covers
The check
The engineer inspects each gas appliance, its flue and the visible pipework, and tests that the safety devices work as they should. If something is unsafe, they tell you what it is and what it needs.
The certificate
When the checks are complete we issue the certificate for the property; anything that needs attention will be noted. If an appliance needs repair, we can quote for the work.
For landlords and letting agents
Landlords must have each gas appliance and flue in a let home checked every 12 months by a Gas Safe registered engineer. The record of the check is the landlord gas safety record, commonly called a landlord gas safety certificate or CP12. It is issued once the check is complete, even if defects were found: each defect is written on it, with what it needs.
A copy of the record goes to existing tenants no later than 28 days after the check, and to new tenants before they move in. The landlord keeps each record for at least two years. These duties come from regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, and the Health and Safety Executive publishes guidance on them for landlords.
The check and a boiler service in one visit
For landlords and letting agents, the annual landlord gas safety check can be combined with a boiler service in one visit. The engineer issues the record at the end of the check, so you have it to pass on to your tenants.
