Block heating system maintenance in London

A communal heating system serves many households at once, so a failure affects everyone. Our Gas Safe registered engineers maintain block heating systems and the communal boilers behind them across London and the Home Counties.

What the service covers

Shared systems

A block system has central equipment and pipework that every flat depends on. We maintain the communal boilers and the central plant, and check the controls, so the whole system keeps working.

Heat interface units

On many communal systems each flat has a heat interface unit (HIU) in place of its own boiler: it takes heat from the communal system for the flat’s heating and hot water. HIU servicing checks the unit’s valves, filters and controls, so a fault in one flat is found and put right.

Planned maintenance

Regular maintenance helps to spot problems early. We agree a schedule with you and keep a record of each visit. A planned maintenance contract can put the communal plant, the HIUs and the annual gas safety inspection on one schedule.

Heat networks and the new rules

This is general information for block managers, not legal advice. Ofgem began regulating heat networks in Great Britain on 27 January 2026, including communal heating in blocks of flats. The rules protect the people who receive the heat: fair treatment, clear and transparent information, a reliable service and fair prices. Operators that are deemed authorised must register with Ofgem by the end of January 2027.

Whether and how the rules apply to your building is for you to confirm with Ofgem’s guidance or your own advisers. In practice, a dated record of each maintenance visit, and of the condition of the plant, helps an operator show that the system is looked after. We give you that record after every visit. It is a record of the work, not a statement that the network meets the rules.

Breakdowns

If the communal heating fails, call the number on this page. The engineer finds the fault and puts it right, or explains what is needed and quotes for it.
